Brief description of the project

Jinshui International Trade Logistics Harbor (hereafter Logistics Harbor) mainly provides services for foreign companies in Yuxi and Yunnan Province in e-commerce, information, warehousing, loading and unloading, transportation, reorganizing, and packaging. The planned construction occupies 2,300 mu. The investment promotion focuses on cold-chain logistics, warehouse logistics, and light industries. The project aims at providing necessary infrastructure for the production and development of small and micro businesses. The construction is estimated to last 3 years.

Construction basis

The project operates in accordance with the state’s policies, and has been listed in the Overall Urban Planning of E’shan (1999-2020). It also follows the development direction of industries in Yunnan.

Construction conditions

The land for the project has been adjusted for industrial use and supply of power, water, transportation, communication, gas is in place.

Supply of major materials and supplementary materials, and labor force

The major materials required for the project such as steel, concrete, and building stones are produced locally and other materials can be supplied at low cost. Power, water, communication, and other supplementary materials are sufficient. Labor force is in full supply. Redundant labor force around the project site amounts to 32,000 people, and the cost for employment averages at 3,370 yuan per person per month. Local vocational school and Employment Service Center can also provide necessary training.

Preparation and progress

Controllable Detailed Planning of Shuangjiang and Xiaojie Light-Industry Zone Construction is already in place and investment invitation is in progress.

Initial analysis of economic benefits

When the project is in operation, the gross annual value of output can reach 1.7 billion yuan and the average profit 375 million yuan. The contribution of annual VAT and individual income tax can amount to 200 million yuan. The earnings power of real assets can reach 41.67% and FIRR after tax can reach 25.12%.
